- Consultations. A consultation is a perfect solution for a homeowner that prefers to do the work themselves. The service includes a complete walkthrough of the property beginning with the curb appeal of the home and working through each room. An overall assessment of the home including a detailed analysis of each room that will outline the home’s selling points and challenges.
You will be advised how to specifically show off your home to create an excellent presentation with:
- Instructions on how to create a lasting first impression, highlight focal points and downplay negatives.
- Flooring, lighting, paint colors, repairs and modifications that need to be made to make each room appeal to the largest number of buyers.
- Specific enhancements to highlight and emphasize the architectural elements and amenities of a room, the functionality of the space, and highlight the view
- List of dependable vendors/contractors available for repairs
Fee Schedule:
- $275 Consultation fee for a one-hour verbal session.
- $250 fee for a written assessment: The information will be organized to minimize your efforts, simplify the process and help you attain extremely effect results. Copies of this print out will be supplied to both home-owner and real estate agent.

- Staging an Occupied Home. This is an ideal solution for a home owner that needs the work done for them and has a furnished home. We offer a complimentary 15 minute consultation / no obligation appointment to walk through the home and provide the home owner with an estimate for the staging services. Then an appointment is scheduled and our clients are given a short punch list of things they are required to do prior to the staging appointment.
Our staging services are for the entire home – not just the main living areas – as buyers have new impressions of the home with each room they enter.
The result of staging is:
- Create a lasting first impression, highlight focal points and downplay negatives.
- Highlight and emphasize the architectural elements and amenities of a room, provide dimension and functionality of each room, and highlight the view(s).
Fee Schedule:
- Free 15 minute initial consultation
- $275 / hour for staging services (3 hour minimum)

- Staging a Vacant Property. This is a perfect solution for a vacant estate or seller that has relocated. We offer a complimentary 15 minute consultation / no obligation appointment to walk through the home and provide the home owner/seller with an estimate for staging a home with furniture, rugs and accessories. Furniture is typically used in the main living areas of the home – the Foyer, Family Room, Kitchen, Office and Master Bedroom.
The result of staging a vacant home with furniture is:
· Provide dimension and function to each room
· Highlight and emphasize amenities and architectural elements
· Create a feeling of warmth in the home so it will emotionally appeal to buyers.
